Seasonal Camping Rules  

Seasonal Agreement: The Seasonal Agreement allows 5 months residency from May 1st to October 1st and 7 months complimentary storage from October 1st to May 1st (for returning residents). The seasonal agreement allows 5 months residency (May 1st to October 1st) and 7 months complimetary storage on site for renewing residents. Payment must include the signed waiver and lease agreement.

 

Non-renewing parties are subject to a $500 storage fee from October 1st-May1st. The Seasonal Agreement is renewable every year and in all instances, the Seasonal Rate shall be payable April 1st (or sooner) at the Manager's office without notice or demand and payment forwarded by mail shall be deemed unpaid until it is received by Management.

 

The Seasonal Rate may be paid by cheque or et-transfer. Management may at the arrival date, increase the Seasonal Rate to compensate Management for increases in Management's costs of insurance, taxes, salaries, contracted services and utility rate increases. Trailers, sheds, decks and dining tents must be removed from the site when the lease is terminated.

 

Residents are not permitted to sell the rights to a site once the lease is terminated. Existing residents, or persons on a waiting list, have first consideration to occupy any lots that become available due to non-renewed leases. Anyone purchasing a unit at The Oasis will be given consideration, pending management approval, to occupy the previous leaser’s lot AFTER existing tenants and persons on the waiting list have been offered the opportunity to purchase the yearly lease agreement. The owners of the Oasis reserve the right to re-assign available lots as a result of the termination of a lease for any reason.

 

NO PRIVATE SALE TO THE RIGHTS OF A SEASONAL SPOT AT THE OASIS IS PERMITTED AND MAY BE SUBJECT TO LEGAL RECOURSE.

 

Security for Rental: Failure on the part of the Resident to pay the Seasonal Rate as specified under this agreement shall entitle the Management to seize all merchandise and materials on the campsite and to retain the same as security for any unpaid Seasonal Rate amount owing hereunder. Upon the expiration of thirty days after such seizer, the Management shall have the right to dispose of same without notice to the Resident in such a manner as the Management, in its absolute discretion, deems appropriate, whether by public or private sale and thereafter the Management shall be absolutely entitled to, firstly, apply any such proceeds to the payment of the balance of the amounts owing by the Resident at the date of the sale, and secondly, to the payment of all legal costs, on a solicitor client basis, incurred by the Management in order to obtain payment of any of the Seasonal Rate owing herein.

 

Payment: Payment in full must be received by April 1st for the following camping year and may be made by cheque or e-transfer. Payment for the camping season will be accepted on or before April 1st for returning guests and on the date of occupancy for new guests. Debit cards & credit cards will not be accepted. Late payment for existing trailers are subject to $100 late fee and may result in the eviction and seizure of all merchandise/materials on the campsite. Confirmation of renewal is required by October 1st.

 

Refunds: There will be no refunds for early departures or evictions. Refunds will be given to Residents only for certain Medical or Emergency reasons. Refund will require written proof of emergency or doctor's notice. Management may offset costs and charges against any refunds due to the Resident. Each rental term is a separate transaction. Any additional rental or extension will be at the current rental rates posted for that amount of additional time.

 

 

RV & TRAILER REQUIREMENTS: Only trailers and RV’s insured by Autopac will be permitted at the Oasis Resort. All trailers and RV’s must be towable and should be no older than 10 years. Trailers and RV’s that are older than 10 years must be approved by the management prior to the camping season. Residents must ensure that all trailers and RV’s MUST display proper validation sticker and plate is made visible (back of trailer or front window) on or before June 1st.

 

Site Occupancy: Only two registered vehicles, one approved RV or trailer, one shed, and one deck are allowed on each campsite. Mobile homes and cabins in place of an RV or trailer are prohibited. The site shall be used solely for recreational purposes and occupied only by the residents and their dependents. Rental of property is prohibited. Guests must be accompanied by an Oasis resident (an adult must got to the gate to allow the guest to enter the park). Friends or relatives may occupy a unit in the Resident's absence, but must register at the office with a written permission from the Resident. All guests are subject to the Terms & Conditions of the resort, the registered Resident will be held responsible and accountable for his guest's actions. Tenting is not permitted unless special permission is granted. Guests are not allowed to park an RV in your driveway without prior consent from Management. No parking/storing utility trailers, boats, etc. on the site.  Inflatable toys, pool noodles, etc. must be stored in a shed or storage box when residents are not on site.

 

Winter Use: From October 1st to May 1st the park is closed. Residents are permitted to visit their site, however we ask that you please call or e-mail management prior to doing so. Be prepared to walk in, entrance gate may be closed or roads may be impassable.

 

Deck, Sheds, and Screen Rooms - Attached cabanas are not permitted. All structures on the site must be removable, management approved, and built according to Provincial building code. The shed may be no larger than 10‘x10’. All decks must be under 200 square feet. The use of a screened in portable gazebo used for outdoor dining and socializing is permitted and limited to one per site. Screen rooms must be factory canvas zip in type. Rooms can only have screens - no glass. All sheds and decks must be 100% maintenance free. No fences or man-made barriers between lots are permitted.

 

Personal Injury & Property: Under no circumstances will The Oasis, its officers and employees be liable for injury to persons, including Residents and their guests or invites or licensees, or for any loss or property damage due to fire, theft, or accident. Residents must determine to what extent of insurance is required to protect themselves and their guests against such a loss. It is recommended that proper, protective footwear be worn, as some debris may be evident despite an extraordinary effort that has been made to clean all areas of The New Oasis. Ongoing site sweeping will occur. Residents are encouraged to inspect and clear any tiny amounts of debris from their site.

 

Children & Youth: The Oasis Campground is a Family Campground which welcomes children of all ages. Children and youth under the age of 18 are permitted on property with adequate adult supervision only. At no time should children or youth be left on their own. Residents are responsible for the care and actions of their children and youth or any child and youth left in their care at all times. Uncontrolled destructive children or youth will not be tolerated by the Management and may result in their being banned from the park or in your eviction.

 

Curfew: The Oasis Campground has an 11:00 pm curfew for children and youth. Children and youth must be at a designated campsite and under adult supervision.

 

Smoking: no smoking on the beach or in the lake is permitted. 4 designated smoking areas adjacent to the beach will be provided with appropriate vessels to discard refuse.

 

Pets: Pets are welcome. Dogs must be on a leash at all times. Owners will walk their dogs on the outside of the camping area, or clean up after them. Owners must pick up droppings left by their pets. No pets are allowed in the lake area, beach area, or campground buildings. Barking dogs or those, of which complaints are received, will be dealt with promptly. Residents, who can not contain their dogs from disturbing others or dogs that the Manager deems as dangerous to the well-being of other Residents, will be asked to remove their pets from the Resort.

 

Parking: Each site was originally provided with adequate space for one to two vehicles in addition to the trailer. In most circumstances there is room for two vehicles. Additional vehicles should be parked in the designated parking area (in the soccer field). Anyone parking in such a manner as to block the driveway of a neighbouring site or impede the flow of traffic shall be asked to move the vehicle immediately. No parking or driving across green spaces. Residents will be held liable for damage to the lawn.

 

Site Maintenance: NO LITTERING. Each Resident is responsible for maintaining a neat and clean appearance of their site. No open storage is allowed. If personal property is stored under the RV, adequate skirting must be installed. Management reserves the right to clean sites and assess Residents if sites are not kept clean and weeded. Site beautification is encouraged. Management will remove bush trimmings only. All other trimmings, weeds, etc. are the responsibility of the Resident. Our insurance policy does not allow tools or equipment to be loaned from The Oasis Campground. Herbicides used to control weeds must not be applied without prior approval from Management. Car washing, oil changes, and car repairs are not allowed on spaces, on the street or elsewhere in the park. Residents are required to clean up any debris and deadfall from their sites, especially in close proximity to fire pits.

 

Picnic Tables: Only one picnic table is permitted per site. For special occasions more tables are allowed by permission.

 

Refuse Collection: All garbage must be placed in Garbage Bags and deposited in the designated garbage stations. During the Off Season of October 1st to May 1st, please bring your refuse back home with you. No mattresses, BBQ’s, furniture, garbage from home, etc, is permitted to be discarded at the Oasis refuse pick-up station.

 

Trees & Underbrush: The clearing of trees and underbrush is strictly forbidden without prior consent from Management. If storage sheds, decks or screen rooms have to be removed off the site, it must be done without the removal of any trees, underbrush, or damage to the site of any kind.

 

Lawn Watering: The watering of grass shall only occur when the resident is on site and shall not occur for more than 30 minutes per day.

 

Outdoor bathroom facilities: No outhouses or outdoor bathroom facilities are permitted.

 

Patio Lights & Decorations: No tree hangings are permitted with the exception of 1 clothes line may be hung in an appropriate, tree friendly manor. All clotheslines must be removed at the end of the camping season.

 

Hydro: Every site is supplied with 30 amp service. This is the power required for RV's and approved trailers. If breakers kick off because of an overload of appliances, the Resident will be required to reduce their power demand. In no circumstances will Management increase the power supply. So please do not ask. Power will be turned on to each site on May 1 of each year. Power will be turned off at each site on October 1st of each year. It is the Residents' responsibility to insure that all perishable goods have been removed before October 15th. Tampering with park breakers, electrical service connections, or other park utility connections is strictly forbidden. Please contact the Management in case of trouble. No fridges or freezers are permitted outside of the trailer unit or RV. Air condition units, heaters and patio lights on timers should be turned off when you are away. Please turn patio lights off before retiring. Management asks for your cooperation with these above regulations in order to conserve energy and keep electrical costs down.

 

Low Noise Level: Please remember the proximity of your neighbours. Blaring radios, television sets, wind chimes, and mosquito zappers can be annoying. High level of noises, emanating from people, radios, and pets which complaints are received, will be dealt with promptly. No excessive noise between the Hours of 11:00 pm and 8:00 am. After 11:00 pm please keep radios and voices down. Management and/or Security Guards may at their own discretion ask that radios be turned off or disperse a group gathering.

 

Alcohol: Alcohol is permitted on the grounds; however Oasis Resort is a family resort and therefore we ask all our Residents and Guests to drink responsibly. Drunken, disruptive, and disorderly behaviour will not be tolerated at anytime. Youth (minors under 18) are not permitted to consume alcohol in the park in accordance with government regulations. Non compliance may result in your eviction from the park. Any consumption of illegal drugs by residents and/or their guests will result in immediate eviction. The Oasis Resort operates completely in accordance with municipal, provincial and federal laws.

 

Fireworks & Firecrackers: Firecrackers are strictly forbidden. Fireworks may be allowed for special occasions. You must have the Manager's consent prior to the shooting of any fireworks. Violators of this condition risk of being expelled from the park.

 

Entrance Gate: The Main Entrance Gate will be locked at all times. No visitors are permitted to enter the gate after 11:00 pm. Visitors are permitted, but must leave the park with a resident escort after after 11:00 pm. and with as little disruption as possible. Under no circumstances will excessive disruption during curfew hours be tolerated. Loud, boisterous and disruptive behaviour WILL result in permanent eviction from the park for the resident and guest.

 

Street Safety: The speed limit through out the park is 10 KM/h. Dangerous drivers and frequent violators of the Campground speed limit will be evicted.

 

Dirt Bikes: Dirt bikes and ATV’s must never be driven or started in the park.

 

Septic Tanks: Residents must be careful of items flushed into the septic system, i.e. Sanitary Napkins, diapers, etc.

 

Fire pits: - All fire pits must be properly constructed and safe. No washing machine or clothes dryer drums/tire rims are permitted. The burning of refuse in fire pits is strictly forbidden.

 

Lake Regulations:- The Lake is available for swimming from 10 am to 9 pm every day. This provides management time to maintain the beach and lake.- Lake and beach area are for Residents and Registered guests only.-Warning, No Lifeguard on Duty. Children under the age of 12 must be accompanied by an adult. Children without proper adult supervision will be asked to leave the lake area. SWIMMING IS AT YOUR OWN RISK AT ALL TIMES.- Children in diapers are not allowed in the lake. Proper baby swimwear must be worn - No person infected with a communicable disease or having open sores on their body should enter the lake.- No person shall engage in boisterous play in or about the lake area.- Sunflower seeds and glass containers are not allowed in the lake area.

 

 

Assumption of Risks: BE AWARE THAT THE RECREATIONAL FACILITIES, LAKE, BIKE RIDING, ETC., INVOLVES MANY INHERENT RISKS, INCLUDING BUT NOT LIMITED TO CHANGING WEATHER CONDITIONS, EQUIPMENT FAILURE, COLLISION WITH OBJECTS/PEOPLE AND FAILURE TO USE FACILITIES IN A SAFE AND PRUDENT MANNER, WITHIN ONES ABILITIES, MAY CAUSE INJURY OR DEATH. ALL RESIDENTS AND GUESTS USING OASIS RESORT FACILITIES DO SO AT THEIR OWN RISK.PLEASE READ THE TERMS & CONDITIONS CAREFULLY. YOU WILL BE REQUIRED TO SIGN A FORM INDICATING YOUR UNDERSTANDING AS A CONDITION OF OCCUPANCY. INFRACTIONS OF RULES AND REGULATIONS WILL BE BROUGHT TO YOUR ATTENTION BY MANAGEMENT AS PART OF THEIR DUTY AND OBLIGATION TO OTHER RESIDENTS.
